A water heater rarely dies at a convenient time. The good news: most swaps are a same-day job, and a failing tank is a chance to fix the thing that's been rumbling in your basement for years.
Repair or replace?
If your tank is under about 8 years old and it's a part that failed — thermostat, heating element, gas valve, thermocouple — a repair usually makes sense. Once a tank passes 10–12 years, or if the tank body itself is leaking, replacement is the smarter money. A leaking tank never gets better, and it's one flooded basement away from a much bigger bill.
Tank vs. tankless
- New tank. Lower up-front cost, familiar, 8–12 year life. A solid choice when budget is the priority.
- Tankless. Endless hot water, wall-mounted (reclaims floor space), 20+ year life, lower energy use. Costs more up front and may need gas, venting, and electrical updates — worth it for many Denver homes.
Denver hard water, handled

Should I repair or replace my water heater?

Is a tankless water heater worth it?
Endless hot water, less space, 20+ year life, lower energy use. More up front, but no 50-gallon flood when it fails. In hard-water Denver we install with the right treatment so it lasts.
How long does installation take?
A tank swap is usually a same-day 2–4 hour job. A tankless conversion often takes most of a day (gas, venting, electrical). We confirm scope and flat price first.
Why does my water heater rumble or run out fast?
Hard-water sediment hardens in the tank bottom — that's the rumble. It wastes energy and shrinks your hot-water supply. Flushing helps; past a point, replacement is the fix.
